It is important to know what Section of Hickory Hills your property is located in, because the Deed Restrictions for Section 6 (at front gate) are a little different. Deed Restrictions for Sections 1-5 are the same for each section.

Rules

Included below are general rules for successful living in the community, along with Deed Restrictions that affect each property owner, whether a resident or not. You will want to be familiar with these for a happy relationship with the HHPOIA and other residents.

HHPOIA Office
 The HHPOIA office is located next to the main entrance, in the pavilion. The office is open Monday through Friday each week, 1-5 p.m. and on the third Saturday of each month from 10 a.m.- 2.p.m. Gerri Heck is the friendly office manager, who can answer all your questions. She is also a notary public, should you need this service, and there is a fax machine in the office @ $1 per page. The HHPOIA office is 903-469-3856. Other phone numbers, such as Utilities, etc. can be found HERE.

The Community Swimming Pool
 It is located next to the Pavilion, near the main entrance, and is open from Memorial Day thoughout the summer for residents and their guests. Residents who use it are expected to have their Pool Pass with them when they use it. Pool Passes will be available only to all residents who have their Maintenance Fees paid up - apply for yours at the HHPOIA office during regular office hours. Hours are as follows: Closed on Mondays; it opens at 9:00 a.m. 9-11 a.m. each day is for adults only - no kids! Closing on Tuesday, Wednesday and Thursday is at 8:00 p.m.; Friday and Saturday it closes at 10 p.m. All children must be supervised by an adult (18 yrs or older) - there is no lifeguard on duty, so adults must be responsible for their children.

Public Restrooms
There are two public restrooms/bathhouses - one by the swimming pool, and the other at the Pool Park Playground. A public phone is available at the swimming pool bathhouse.

Trash
 Household trash should be taken to the series of Dumpsters (behind the fence at the main gate) in plastic bags or other containers. Alumininum cans can also be recycled at that location (in the seperate barrels provided). There is a "burnpile" located just east of the playground restroom where burnable items can be left - leaves, branches, and such - NO furniture, TVs, batteries, tires, metal, and such! Four times a year a "roll-off" dumpster is provided by the Trash Dump at the front gate, for these types of items, so we can keep our larger items cleaned up and gone!

Permit for Changes to Property
Note that according to our Deed Restrictions, everyone needs to receive a Permit (which is free) for room additions, storage buildings, fences, carports, driveways and/or headers, septic systems, decks, porches and homes coming in or out. Simply contact the Office, and they will let the ACC (Architectural Control Committee) know, and they will see you get the permit.

Raising Money for Local Improvements
 HHPOIA is selling T-shirts with the Hickory Hills emblem on them at $10 each. They are available in all sizes and can be ordered at the Office. All profits from these sales currently go to fund the replacing of street signs througout the subdivision.

Hickory Hills Ladies Club
 The ladies of our community would like to invite all the women of HH to join in the fun and companionship of the club, which meets the second Wednesday of each month at the pavilion. Call the Office (or Layne DeSandre, President) for more information at 903-469-3856.

Fishing and the Lake
 There is normally good fishing on the lake throughout the year. The lake is restocked seasonally. Fish spawn in the spring, and a number of different kinds of fish will be found, including bass, perch, catfish, stripers, etc. Many of our sportsmen practice "catch and release".
 The lake is one of the few constant level lakes in Texas, being fed by seven different streams in the area. Maintenance of the shoreline and its vegetation is the responsibility of each shoreline property owner. Only approved pesticides should be used to control the hydra and lily pads growing in the shallow areas of the lake, and the HHPOIA office can give you information and recommendations concerning their maintenance. Individual docks are permitted for those with lakeshore property, and it is the responsibility of each lakeshore property owner to maintain their areas.
 The HHPOIA has a Lake Committee which maintans the rules and regulations of the lake for the common good of all. Like all lakes in Texas, the Texas Game and Wildlife Commission has general oversight of our lake and dam, and the HHPOIA cooperates with their recommendations in the overall maintenance of the lake and surrounding areas. Every several years dam inspection and maintenance has to be performed, as required by the TGWC, and the lake is temporarily lowered to accomplish this.
 
HHPOIA Maintenance Fees
 Maintenance Fees are assessed all property owners, and are invoiced quarterly through out the year from the HHPOIA office. It is VERY IMPORTANT that each property owner keep current in the payment of these fees, which go to support and improve the common and public areas of Hickory Hills, as well as maintain the dam and lake, restocking of fish, repair of roads, swimming pool maintenance, street signs, etc.
 Enough residents have become delinquent in the current payments of these that the HHPOIA Board has voted that any and all property owners that owe over $200 past due should be turned over to the Board attorney for enforcement of collection of those past due accounts. PLEASE keep your account current for the proper maintenance of our community.

Health, Safety & Education
 There are several regional health facilities in larger nearby towns of Tyler, Athens and Canton, where ETMC (East Texas Medical Coop) can be found. Police can quickly be found by calling 911, and the Sheriff's office will respond. The Edom Fire Dept. has a volunteer location near the east side of the lake, about one mile away - call 911 for fire calls or paramedic help. Children of residents attend the Van Independent School District schools, and the school bus drops off children at the main HH gate each school day.

Hickory Hills Property Owners Improvement Association (HHPOIA)
 The HHPOIA is governed by a Board of five elected volunteer Directors - President, Vice President, Secretary, Treasurer, and Maintenance. The Board holds regular open meetings the third Saturday of each month at the pavilion, starting at 10:00 a.m. Residents are welcome and encouraged to attend and express their concerns and views, but cannot vote.
The annual meeting of the HHPOIA is held the third Saturday in May, where Board Directors are elected on a rotating basis. Ballots are mailed to all residents prior to that time. Only those residents who are current in their Maintenance dues are allowed to vote.
